In providing development services to others, Innisfree Hotels acts as the owner’s representative and manages, supervises, and coordinates the planning, design, construction, and completion of the project for the owner.
Planning Phase
- Gather all project related data and information.
- Understand the needs of the owner.
- Identify all constraints on the project such as site requirements, restrictions, zoning and code compliance.
- Assemble the project team including all necessary professionals.
- Prepare a general development budget.
- Negotiate architect & engineer agreements.
- Recommend to owner other specialties and consultants for the project including interior design, specialty engineers and landscape architect.
- Establish project scope and conceptual design.
- Obtain market study as needed.
- Obtain survey as needed.
- Understand all governmental permitting requirements and approvals.
- Establish a project schedule including the critical path.
- Conduct site due diligence and understand existing conditions.
- Create site master plan concept.
- Identify all systems, requirements, finishes, amenities that are needed for the project.
- Prepare a detailed budget.
- Obtain needed environmental reports.
- Obtain any needed easements, waivers, variances for the project.
Design Development and Construction Document Phase
- Manage the architect for the creation of the design development documents.
- Ensure construction documents incorporate efficient methods and economic materials.
- Ensure construction documents are coordinated across multiple disciplines.
- Provide recommendations on materials, systems, and equipment.
- Prepare description of interior finishes.
- Obtain cost estimates from consultants or contractors.
- Refine the budget.
- Refine the Schedule.
- Conduct Job Cost Account for all pre-construction activities.
- Review and approval all professionals’ invoices.
- Determine method of contracting (negotiated work, bid, RFPs).
- Identify potential contractors.
- Receive bids/proposals, analyze them and make recommendations.
- Obtain Contract.
- Complete documentation needed for loan closing.
Construction Phase
- Select a construction manager to be on site frequently
- Review, accept and modify the contractor’s schedule of values.
- Review, accept and modify the contractor’s critical path method schedule.
- Ensure completion of project milestones.
- Ensure compliance with contract documents and quality control plan.
- Ensure adherence to the project schedule.
- Conduct scheduling meetings.
- Approve, reject requests for change orders
- Verify all required insurance, permits and bonds are in place and renewed.
- Review all submittals and requests for information from the general contractor.
- Review and monitor contractor’s safety plan.
- Evaluate claims made by the contractor.
- Determine contractor’s monthly progress.
- Certify the contractor’s monthly pay application and final certified invoice.
- Keep the owner informed of progress and issues.
- Obtain necessary permits to open.
- Obtain partial and final lien waivers.
- Obtain as-built drawings, specifications and warranty manuals.
- Coordinate the installation of furniture, fixtures and equipment.
- Coordinate the installation of technology components.
- Coordinate with operations for installation of brand specific items.
- Coordinate with all members of the opening team for a successful opening.
- Review and manage the punch list completion.
- Close-out of project and reconciliation of all costs.
- Conduct a facility warranty review 11 months after completion.
All Phases
- Maintain complete project files and logs.
- Conduct periodic meetings as required.
- Prepare detailed monthly reports for the owner.
- Report critical information in a timely manner.
- Represent the owner in a professional manner.
